Air Conditioning Service Commercial

Air Conditioning Service Commercial

Air Conditioning Service Commercial serving Facility and property managers in Sydney and Melbourne. Your Buildings are unique, and your landlord has varying expectations in the delivery of corrective and planned maintenance of your mechanical services and HVAC equipment.

Experienced Technicians with support teams from related employed trades such as mechanical electrical and automation/BMS provide you with a holistic service.

Reporting, including photos before and after the task, supports the building manager in understanding the results and any defects that may need further attention, in a given time frame/life term.

OutGoings vs CapEx.

There is nothing more enjoyable than making a “vintage” building work effectively and efficiently.

If you manage a “vintage” classic building with a limited budget, we can bring the system into a functional well-oiled machine and implement corrective and planned maintenance based upon an audit.

The audit determines what you need and how urgent. Then we can break that down further to see what fits your budget and your landlord’s expectations.

The discussion is worthwhile, with a lengthy implementation plan, the energy bills come down while the maintenance and capital is kept under control. We understand the “outgoings” and “CapEx” financial systems and can work with you to keep it all under control.

Support Trades.

In the provision of Mechanical Services, there are synergetic trades, in particular, Fire Protection, Controls and Electrical Mechanical. They are all here in one place, as employees. When you engage Forte, you engage a team with a huge knowledge bank and an experienced team.

The Picture to the right is a pneumatic valve actuator on a condenser water system in the Melbourne CBD. We don’t see these very often nowadays, but our client knew our background and contacted us for support. The difficult jobs are the best jobs, these are where you learn.

Essential Services – Mechanical

Air Conditioning Service Commercial links into the essential services systems. This includes the Fire protection system. In the picture we have a relief air fan installation into the essential services mechanical systems. The AFSS (Annual Fire Safety Statement) could not be passed due to the stair pressurization system not reaching the correct numbers as per the standard. This picture shows a relief air fan installed in 2022 as part of the stair pressurization system upgrade in a 1974 Building.

Forte took care of the paperwork, liaised with the council, and even organised the “CDC” Complying Development Certificate) so we could amend the AFSS to include the current AS 1668 standard (not 1972).

The knowledge bank of Fire Protections, Controls and Mechanical Electrical brought this all together under a single contract. Forte was the head contractor, so we had performance criteria and specific timelines in line with the Fire order.

Indoor Environment – Nabers

Air Conditioning Service Commercial fundamental task is to provide an indoor environment that meets the conditions of the tenant’s lease as well as workplace heath and safety parameters. Nabers is an industry measurement of how this is achieved and how much energy was used to achieve it compared to the building’s peers.

Monitoring energy consumption, corrective and planned maintenance, budgets and overall performance of the building delivers a comprehensive strategy serving the Nabers protocols.

The Nabers rating affects rent and reputation.

Measuring key energy-consuming equipment in the mechanical system (such as Condenser water, chillers, fans, and mechanical switchboards) reveals opportunities for improvements. These can be identified and listed for future “Cap-Ex” Budgets or “R & M”.

Carbon Monoxide Systems

Clean air in car parks forms a core safety and essential services compliance obligation in the Air Conditioning Service Commercial maintenance regime.

As per AS 1668 there are maintenance requirements and connections with the fire protection system in some instances.

Is your building compliant? You may have had the annual fire safety statement pass but is the car park ventilation compliant with AS 1668? A pass with the AFSS does not always mean you are fully compliant through your building.

A fundamental maintenance regime will address this issue and ensure your compliance and operation as per the standards.
